The Building Inspector you choose should always pay close attention to the underside of roof material. Water marks on the underside of the tiles indicate the tiles have become brittle and water is penetrating through the tiles and into the roof cavity below. This is common in old concrete tiles which have weathered excessively overtime from external conditions. Debris and algae can also cause tiles to become porous and deteriorate prematurely.

If this defect is found, it’s strongly recommended that the roof is thoroughly cleaned and re-sealed to prevent further damage and to eliminate moisture from entering the roof area. A complete roof restoration on an average sized house would cost between $2000 and $3000 depending on the contractor hired.
