Western Port Bay Building Inspections | If we are conducting a Pre Purchase Building & Pest Inspection in the Western Port Bay area we always pay close attention to roof plumbing and drainage.


When you inspect a property for your next potential purchase, take note of the gutter system used. If you cannot physically see the gutters it usually means they’re internal. Internal gutter systems are prone to leaking and can cause damage to fascia’s and eave linings. Check the corners for wood rot and the eave linings for water damage.

It is also common for home owners to cover the corners with metal flashings and then paint the same color as the fascia to hide the damage. Internal gutter systems leak because the gutter joins above are not adequately sealed or the gutter itself does not have adequate fall for the water to drain so gutters hold water for long periods of time. This creates a constant presence of moisture to the surrounding timber fascia, eave linings and has also been known to cause significant damage to interior ceilings from backward overflow caused by blockages.It’s always recommended to replace inadequate gutter systems to prevent further deterioration and frequent inspections by a licensed plumber or qualified building consultant are recommended.
