During this Mornington Peninsula Building Inspection we found that the steel webbed floor joists were rusting from the coastal salt air, even though they were undercover! The house was only 10 years old and most of the floor was rusting. I could pick pieces of rust off with my fingers! Obviously, we informed our clients that the house was not fit to buy. Several other floor components were flexing, indicating that the structure had been poorly engineered with not enough support to take the weight of the floor and wall loads.
